In which cities do you offer your services?
For the moment, we only offer our services in Vias. We plan to open in other towns along the Hérault coast. If you are interested in such a project, please do not hesitate to contact us by sending an email to contact@riboleys.fr.
Do you offer à la carte services?
We only offer our complete package.
We are convinced that this formula is the best way to guarantee superior service for our customers. Our experience has shown us that it is essential to master the entire quality chain in order to meet the highest standards.
Do I have to go through any administrative formalities to rent out my property?
To benefit from the LMNP (Loueur en Meublé Non Professionnel) tax regime, you need to register as such with the tax office responsible for your property. This will enable you to benefit from an advantageous tax regime for seasonal rentals.
We can also help you register your property with the local council. It's a simple process, and we're here to help!
Is there a minimum number of nights per stay?
The standard minimum stay is three nights in low season and seven nights in July and August. In this way, we favor longer stays, which are more profitable. It's also the best way to welcome quality travelers to your accommodation.
Can I use my home whenever I want?
When you entrust your property to us, we give you access to an online reservation calendar. This allows you to see the occupancy of your apartment in real time, and to reserve the apartment whenever you need it, with no limits!
What happens if my apartment is damaged?
We have put in place numerous parameters to minimize these risks upstream, through the quality of the travelers we welcome. Damage is therefore rare and under control. We do, however, charge a security deposit each time the keys are handed over.
In the case of minor damage, we will inform you of any damage to your accommodation, and together we will take a decision to resolve the problem as quickly as possible, with a deduction from the security deposit.
In addition, when you sign the contract, we ask you to take out a specific seasonal rental insurance policy (no more expensive than a standard non-occupant owner's policy), so that you're protected in the event of damage.
How is my home priced?
The price per night depends on a number of criteria: location, surface area, facilities, the standard of your accommodation and, above all, the time of year. We analyze these criteria to determine the fairest price to encourage bookings and increase your profitability.
Who receives payments for stays?
To make it easier for you to check in with the platforms, we collect the rent for each rental on your behalf. We then pay you all the rent for your property on the 15th of the month following the rentals. After deduction of our commission.
Who's in charge of cleaning and laundry?
Cleaning service and linen are not included in our rental rates. However, with every reservation, we offer our guests the possibility of renting linen and reserving a cleaning service provided by our teams for the end of their stay.
We attach great importance to the cleanliness of our accommodation, and carry out a rigorous cleaning check at the end of each stay. If the tenant fails to comply with the agreed housekeeping rules, we will be obliged to deduct a corresponding amount from the security deposit.
After each booking, the accommodation is thoroughly checked, bed covers are changed and we stock the consumables needed for future travelers.
What happens if travelers cancel their reservations?
We favor a flexible cancellation policy to encourage bookings. Our refund policy is as follows: stays cancelled more than 14 days before travelers' arrival are fully refunded. For stays cancelled within 7 days of arrival, there is no refund.
How does Riboleys billing work?
At the end of each month, we issue an invoice showing all the income generated by your property. Our commission is applied to the amount of rent paid by the platforms only. The invoice is sent to you by e-mail on the 15th of the following month, at the same time as your rent transfer.
