We only make money if you make money. Whichever package you choose, we are paid a commission on the rent collected: your interest is ours.

    Dynamic pricing driven by AI that tracks the market in real time: demand, local events, seasons. Your property is always at the right price.

  • Guest screening and communication

    We look at each applicant’s expectations, budget and profile so that the guests we welcome match your property. A careful process, for stays without surprises. Questions, information about the property, finalising bookings: we handle all communication, before and during the stay.

  • Bookings, payments and transfer on the 15th

    We manage all bookings and payments, and transfer the rent on the 15th of the following month after deducting our commission, with a detailed monthly statement. Your occupancy calendar is available in real time.

  • Guests welcomed in person, keys handed over

    Key handover, a walk-through of how the property works, and tips for a pleasant stay. We stay reachable and step in quickly whenever needed.

  • Signed digital inventories

    For every booking, a detailed inventory check is carried out digitally and signed by the guests, together with a copy of their ID. If anything is damaged, we act immediately.

  • Cleaning and linen coordinated
  • Property monitoring and LMNP support

    Regular monitoring, reports on the condition of the property, and support with the French LMNP furnished-rental formalities.

  • Not on the platforms published under our own account: location-vias.com, Maeva, Veepee and PAP
  • Guests, bookings and payments stay with you
  • No intervention on site

Cleaning and linen are paid for by the guests. To cover our own costs (travel, hourly rate and so on) we apply a minimum rate based on location, floor area and contract length.

Flexible contract: can be terminated at any time without penalty, provided that bookings already confirmed are honoured.

Additional services

€40 excl. VAT / hour

Reserved for clients with a management contract, these out-of-contract services are billed by the hour. We offer tailor-made services, such as:

  • Property enhancement : decoration, furnishing and additional professional photography.
  • Maintenance and minor repairs : dealing with the unexpected so your property is always ready to let.
  • Managing our partner tradespeople : we coordinate and follow up our tradespeople’s work, from quote to completion.
  • Purchasing and supplies : we buy and restock on your behalf the equipment, linen, tableware and consumables of the property. Purchases are re-invoiced at cost; the time spent (going to the shop, tracking down the product, ordering online, collecting a parcel from the post office…) is billed by the hour.
  • Incident management : if damage or incidents are reported, we handle the deduction from the deposit.
